Alanya in 2026: A Modern Coastal Destination for Living and Property Investment

In 2026, Alanya continues to strengthen its position as one of Türkiye's most attractive destinations for holidays, permanent residence, and real estate investment. Major infrastructure projects, a steadily growing tourism sector, and strong demand for housing are making the region one of the most promising locations on the Mediterranean coast.

Antalya–Alanya Highway: A Major Infrastructure Project

One of the most significant developments is the construction of the new Antalya–Alanya Highway, a modern 122-kilometre expressway designed to improve regional connectivity. Construction began in 2025, and work is progressing rapidly throughout 2026. The project represents an investment of approximately €1.7 billion under a public-private partnership model.

The new highway will include:

  • 84 km of three-lane motorway in each direction;

  • 38 km of connecting roads;

  • 5 tunnels;

  • 16 viaducts;

  • 7 interchanges.

The design speed will reach 120 km/h, reducing travel time between Antalya and Alanya from approximately 2–2.5 hours to between 36 and 90 minutes, depending on the route.

The motorway will pass through the foothills of the Taurus Mountains, bypass the heavily congested D400 highway, reduce traffic in Alanya, and improve environmental conditions across the resort area. Full completion is expected in 2028–2029, although some sections may open earlier.

Why Now Is a Great Time to Buy Ready Properties

The Alanya property market is currently experiencing a shortage of new residential developments. Rising construction costs, including building materials, labour, and energy, have significantly reduced the number of new projects being launched.

As a result, completed apartments and villas have become especially attractive to buyers. In many cases, ready-to-move-in properties are available at prices below those of newly launched developments. Buyers also avoid construction delays and can begin using the property or generating rental income immediately after purchase.

Gazipaşa–Alanya Airport Expansion

Another key development supporting the region's growth is the expansion of Gazipaşa–Alanya Airport (GZP).

Throughout 2026, the terminal is being enlarged from 6,419 to 9,067 square metres. The project also includes a new VIP lounge, technical facilities, and a parking area with approximately 170 spaces.

Once completed, the airport will accommodate more international flights, improve passenger comfort, and further increase the appeal of eastern Alanya for both tourists and property owners.

Tourism Continues to Grow

Following a record-breaking 2025, the tourism industry continues to show positive momentum.

Last year, Antalya Province, including Alanya, welcomed 17.57 million visitors, generating more than US$17 billion in tourism revenue.

Industry experts expect tourist arrivals and tourism income to increase by an additional 5–8% during 2026.

By the end of April alone, more than 1.5 million international visitors had already arrived in Antalya Province, with tourist numbers from Germany showing particularly strong growth.

Alanya continues to attract visitors from Russia, Germany, Poland, the United Kingdom, and Ukraine, supporting strong demand for both short-term holiday rentals and long-term residential accommodation.

Modern residential complexes with premium facilities and properties offering sea views remain among the most sought-after investments.

A Comfortable City for Year-Round Living

Today, Alanya is far more than a popular holiday destination. It has developed into a modern coastal city offering excellent infrastructure for everyday life.

New Tax Incentives for International Investors

The Turkish government has introduced a new investment programme called "Powerhouse for Investments in the Türkiye Century," offering several incentives designed to encourage foreign investment.

Key measures include:

  • A 20-year exemption from taxation on foreign income and overseas capital gains for individuals who have not been Turkish tax residents during the previous three years.

  • An inheritance and gift tax rate of only 1%.

  • Reduced corporate tax rates for exporters.

  • A unified digital platform designed to simplify company registration, permit applications, and investment procedures.

For international property buyers, these measures create even more favourable conditions for living and investing in Türkiye while maintaining income generated outside the country.

Residence Permit and Citizenship Opportunities

Foreign nationals purchasing property in Türkiye may qualify for several residence options.

Available opportunities include:

  • A tourist residence permit, available regardless of the property's value or through a long-term rental agreement.

  • A property-based residence permit for properties valued at US$200,000 or more, with the possibility of applying for Turkish citizenship after five years of legal residence.

  • Turkish citizenship by investment through the purchase of real estate worth at least US$400,000.
